Manual gates

Manual gate sagging

A manual gate hangs on its hinges and post. When either one slips, the gate drops.

Metal gates are heavy. Metal-framed wooden gates weigh more than they look. Small movements add up fast.

Signs your manual gate is sagging

  • The latch end scrapes the ground.
  • The gate no longer lines up with the catch.
  • The gap under the gate is wider at the hinge end.
  • You have to lift the gate to close it.

What causes it

  • A hinge post that has loosened in its footing
  • Worn hinges or pins
  • A frame that has dropped out of square
  • A cracked weld where the frame joins
  • On sliding gates: worn wheels, a bent track or guide rollers out of line

What we do

We check the post first, then the hinges, then the frame. Order matters. A gate re-hung on a moving post will sag again within weeks.

We repair metal gates and metal-framed wooden gates. We do not repair gates made only from timber.

Electric gates

Electric and automatic gate sagging

A gate motor is built for a level gate. A sagging gate makes it work harder than it should.

The extra load wears the motor, the arm or ram, and the gearbox faster.

Signs sagging is stressing your electric gate

  • It slows down or stops part way.
  • It reverses when nothing is in the way.
  • It grinds or strains as it moves.
  • It stops short of closed, or will not lock.
  • The safety sensors no longer line up.

A safety warning

Never turn up the motor force to push through a sag. That setting is part of the gate’s safety system. Turning it up hides the fault and puts people and cars at risk.

Electric swing gate

Check the hinges, the post and the arm brackets first

What we check

Hinges, post and arm brackets

Electric sliding gate

Check the wheels, the track and the drive rack

What we check

Wheels, track, guide rollers and rack

We fix the structure first. Then we check the limits, the force settings and the sensors.

A new motor will not cure a sagging gate. We only suggest one when the motor is the real fault. See our gate motor repairs and electric gate repairs pages, or our guide to repairing or replacing a gate motor.

The whole gate

Why a sagging leaf harms the whole gate

The leaf is the heavy panel that opens and closes. Every other part exists to hold it, guide it or move it.

When the leaf drops, each of those parts takes more load than it was built for.

Swing gate

Hangs from the hinge post like a lever

What goes wrong

The top hinge pulls out, the bottom hinge pushes in, the post leans and the footing can crack

Sliding gate

Rides on wheels and a track

What goes wrong

One wheel takes most of the weight, the track wears, the guide rollers bind and the drive stops meshing with the rack

What happens if you wait

The damage spreads from part to part.

  • A hinge repair becomes a post repair.
  • A track adjustment becomes new wheels and a new track.
  • On an electric gate, the motor fails sooner.
  • At worst, the gate jams open or shut, or the leaf drops.

Regular gate servicing is the best way to catch a sag early.

Our process

How Gate Fixers fix a sagging gate

We repair first and replace later. Most sagging gates do not need a new gate. They need the right cause found and fixed.

Step 1

Tell us what is wrong

Call us (0785 104 6581) or send a quote request. A photo helps.

Step 2

We book a visit

Standard call-out, or emergency attendance if the gate is stuck or unsafe.

Step 3

We find the cause

Post, hinges, frame, wheels, track. On electric gates, the motor and sensors too.

Step 4

We fix it

We realign and re-hang the leaf. We replace worn hinges, wheels or rollers where needed.

Step 5

You approve any parts

We never order parts without your yes.

Step 6

We test the gate

It should open, close and latch freely. On electric gates, we test the sensors and safety features before we leave.

Which one do you need?

  • Standard call-out suits most sagging gates.
  • Emergency attendance is only for opening or closing a stuck gate, or securing your property when a sagging gate has fallen or will not move. We aim to attend within 24 hours of a confirmed booking, depending on your location. It is not a repair. For the repair, we make a new booking at standard repair pricing: the £150 call-out, plus £60 for each hour after the first.

Parts and major works

Parts cost extra. We tell you the price first. Nothing is ordered until you say yes.

Major works get a custom quote. That includes a new hinge post, a full re-hang of a heavy leaf, or repairs after a vehicle knock.

No Fix, No Fee

If we cannot repair your gate, you do not pay the £150 call-out or the hourly labour. A minimum £50 attendance and assessment charge applies.

Why Gate Fixers

Why owners choose Gate Fixers

  • Our prices are clear and listed on this page.
  • If we cannot fix your gate, you do not pay the call-out fee or hourly labour.

Outstanding. I have a gate more tempermental than a hormanal teenager that evenutally stopped working and Raf came and within the hour totally sorted it. It ran smoothly for months and months ....but...my bad...totally my fault... naughty step for me...I didn't follow his intructions to clean the track and it got stuck this morning. I couldn't manually open it and I couldn't get the car out for the school run during a tube strike! Ahrrrrghhh. Within the hour he was there and yet again - total hero - he sorted it. Massive relief.

He needs to be first on everyones emergency call when your gate is experiencing problems. I couldn't recommend him more highly. Trustworthy, reliable, knowledgeable and instills confidence strightaway. Utter professional and even though it's raining, the day is looking brighter by the fact that he has fixed my gate with my car trapped behind it. If only everything in life was fixable with just one call away.....

FAQs

Sagging gate repair questions

How much does sagging gate repair cost?

Our standard call-out is £150 and includes up to one hour of repair work. Extra hours cost £60 each. Replacement parts are charged separately, and major works get a custom quote.

What does the £250 emergency attendance cover?

It covers opening or closing a stuck gate, or securing your property when a sagging gate has fallen or will not move. It is not a repair. For the repair, we make a new booking at standard repair pricing: the £150 call-out, plus £60 for each hour after the first. See emergency gate repairs.

Do you repair wooden gates?

Only if they have a metal frame. We work on metal gates and metal-framed wooden gates. We do not repair gates made only from timber.

Can you repair a sagging electric gate?

Yes. We fix the sag, then check the motor, limits, force settings and sensors. We work on swing and sliding gates. See our electric gate repairs and gate motor repairs pages.

What if you cannot fix my gate?

You do not pay the £150 call-out or the hourly labour. A minimum £50 attendance and assessment charge applies.

Do I pay extra for parts?

Yes. Replacement parts are charged separately. We tell you the price first and only order with your approval.

Can you replace the gate instead?

We repair first. If a repair will not last, we tell you honestly and explain the options.

What happens if I ignore a sagging gate?

The weight shifts to the post, hinges, track and motor. Each one wears faster. A small repair can become a big one, so book a visit as soon as you see a sag. Gate servicing is the best way to catch a sag early.
